In 2024, Rely Construction completed a full commercial fire restoration at 2900 Smith Street, a multi-unit light industrial complex in Richmond, BC. The project centered around Unit #4, which sustained significant fire damage, while Units #2 and #3 also required restoration due to secondary impact from firefighting efforts. Our team was responsible for coordinating and executing a wide range of structural, electrical, and building envelope repairs across the affected units.

For Unit #4, we supplied and installed approximately 1,600 square feet of new roofing tied into the existing membrane system, ensuring full compliance with current building standards. Two new acrylic dome skylights were added, and all structural repairs were completed as per engineered drawings. Inside the unit, we provided a new electrical service panel, coordinated utility reconnection, and installed all required fixtures and devices, including both 120V and 220V wiring and low-voltage cabling per BC Electrical Code. We also supplied and installed new unit heaters, while one ceiling-mounted natural gas heater was cleaned and serviced.

Interior fire restoration included comprehensive cleaning and deodorization of roof decking, structural steel, CMU block walls, demising walls, high bay light fixtures, skylights, and concrete floors. After all affected areas were properly treated, we applied a smoke seal to all block walls and demising surfaces, followed by two full coats of paint to match the existing finishes.

Unit #3 required exterior and mechanical restoration, including the removal and replacement of the overhead bay door and a full storefront glazing system on both upper and lower elevations. We completed all electrical work for this unit as well, including lighting installations and device upgrades per room-by-room scope.

In Unit #2, work focused primarily on the shared demising wall, which was cleaned, sealed, and repainted. Additionally, we carried out masonry repairs to brickwork on Units #1 through #3 that had been damaged during emergency fire response. It’s worth noting that no hazardous material abatement was required, as a prior investigation confirmed all asbestos had been removed before our team’s involvement.
