In 2022, Rely Construction demolished the existing 1926 character home at 3802 West 22nd Ave, Vancouver, and built a striking new custom two-storey residence alongside a detached laneway house, all executed per the approved IFC drawings. Interior design was led by Atelier Fēn, whose minimalist and tactile approach elevates both dwellings with refined material selections, curated lighting, and spatial harmony. Throughout construction, we installed independent MEP systems, sound-rated assemblies, and separate entrances to ensure complete privacy and self-containment for each unit.

Situated on a corner lot, the coach house was oriented to face the lane—complying with the City of Vancouver’s laneway bylaws, which require lane-facing entry, setbacks, and a minimum separation of 4.9 m from the main house—and provided a dedicated paved pathway, permeable landscaping, and secure fencing. With municipal inspections validating adherence to structural, utility, access, and zoning requirements, the project was delivered in 2023 as a cohesive dual-unit property that balances modern aesthetic, functional design, and laneway housing compliance on a high-value Vancouver corner lot.
